Not the McMansion kind of buyer? We have something for everyone; these reasonably priced off-mountain homes are within a 15 minute drive of Sunday River Ski Resort and given their affordability and close proximity to the slopes, could pay for themselves.
Use your Sunday River House and rent it out the rest of the time when you’re not skiing.
Here is an example: 67 East Bethel Road, Bethel Maine (priced at $175,000, two unit residence with separate kitchens, garage bays, and metered individually for electric- shared well and septic system)
- Assuming a conventional loan with the following terms:
- 20% Down
- 30 Year Fixed Rate
- No Points or PMI
- Homeowner’s insurance: $ 1000 (estimate of premium with renter’s policy)
- Annual Taxes: $1877 (in 2015)
This is a single family residence constructed as a two-unit, each is metered individually and the units share one well and one septic system. The larger of the two could be rented for $850 /month to a long term, local tenant. This would total $10,200 in annual rental income. If this unit was rented on a nightly or weekly rate through ski season, the rates would range between $200/ night (midweek) and $300 / night (weekend). During peak weeks, you could ask $2500/ week in rent. Rental income from an owner that actively markets the unit for rent could generate $12000 through the ski season (December - April) during a good snow year
